Grandview’s Coveted Beach Lifestyle Now Available from the Low $1 Millions

March 31 2019

London Bay Development Group announced that homebuyers now have an opportunity to enjoy the 11-story Grandview at Bay Beach luxury high-rise tower’s coveted beach lifestyle from the low $1 millions.

The tower to be built by the award-winning developer within the gated Waterside neighborhood at Bay Beach on the southern tip of Fort Myers Beach offers a unique, value driven opportunity to enjoy the ultimate Southwest Florida coastal living experience. Grandview will be the first condominium tower built in Fort Myers Beach since 2008 and will be situated on the last remaining high-rise pad at the Waterside community.

As ongoing strong reservation activity at Grandview continues, purchasers have clearly recognized the appeal of Grandview’s location, the building’s coastal contemporary architectural style that presents an up-to-date aesthetic, a selection of flowing, open-concept residences ranging from 2,400 to 2,900 square feet, and an array of on-property amenities. Named for its panoramic views of the Gulf of Mexico, Estero Bay, and Southwest Florida’s sunsets, Grandview is the only new high-rise tower in Southwest Florida that offers walkable beach access, as well as immediate proximity to marinas situated just minutes from the open waters of the Gulf of Mexico. With pre-construction pricing now starting in the high-$800s, Grandview offers an exceptional price per square foot that will remain available only until construction begins. Taken in sum, Grandview’s value far exceeds any other new or resale high-rise opportunity in Southwest Florida.

Designed by Bob Hall of Curts Gaines Hall Jones Architects of Tampa, Grandview’s spacious open-concept floor plans include three or four bedrooms, dens, three or three and a half bathrooms, as well as private elevator access. Each Grandview residence will include eastern sunrise terraces with glass handrails. Sunset waterside terraces oriented to the southeast, south, and southwest will be screened for optimum alfresco enjoyment and provide spectacular views of the Bay and Gulf. Six residences on the top floor will be exclusive penthouses with 11-foot ceilings and a private two-car garage per unit. Each residence will have an air-conditioned owner’s storage room. Grandview will offer a pet-friendly living environment with no weight restrictions.

Situated just two miles north of Lovers Key State Park that is known for its wildlife sightings, shelling, and dog beach, Grandview is minutes from the renowned beaches, shopping, dining, and nightlife on South Fort Myers Beach. In addition to deep-water access to the waters of the Gulf, the nearby marinas will provide a complete range of docking and maintenance services.   Grandview’s resort-style on-site amenities will complement the high-rise’s island contemporary architecture. Grandview residents will host guests in two luxuriously appointed suites that offer privacy and access to the building’s lounge areas and amenities. Residents will take advantage of a fitness center that will feature state-of-the-art strength and cardio equipment. The adjacent yoga studio, complete with a mirror wall, barre, will feature cushioned flooring for impact absorption. Men’s and women’s changing rooms have been envisioned with sleek stainless-steel fixtures and finishes, along with a shimmery wall-covering in a soft blue hue.

A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of “Elevated Waterfront Living.” An interior club room will include intimate gathering areas, as well as a bar and fireplace. Planned by Interior Design Associates, the club room will feature a palette of cerulean blue, citrine green and turquoise accents with glints of silver and dark undertones. A catering kitchen will be available to those enjoying the EL’s covered outdoor area that will offer space for dining. Separated from the club room, but close enough to feel connected, an arbor-covered fireplace with a built-in television, bar area, and grills will combine with casual seating to create an outdoor living space. In the open air, a wide oval turf area will serve as the center for a trio of fire pits featuring comfortable seating. A pergola will connect the three spaces and create a terminal viewpoint that showcases the view to the Bay. Taking advantage of the natural flora and fauna surrounding the site, Innovations Design Group has planned lush perimeter plantings, like Bird of Paradise and Ixora, small flowering trees, and an assortment of palm trees, including Foxtail, Lipstick and Royal Palms. Grandview residents will also have access to the activities and amenities offered within Waterside, including a resort-style swimming pool and spa, tennis courts, 1.2 miles of walking and jogging paths adjacent to an expansive private open space, a fishing pier, and walkable beach access.

Each of Grandview’s flowing floor plans conveys a sense of livability rarely found in condominium offerings. The Residence 01 and 06 plans offer a total of 3,286 square feet, 2,923 square feet of which is under air and 363 square feet of terrace space. The three-bedroom plus den, three-and-a-half bath floor plans feature a private elevator entry. With a total of 2,710 square feet, including 2,414 square feet under air and 296 square feet of terrace space, Grandview’s Residence 02 and 05 plans offer an ideal South Fort Myers Beach pied-a-terre or a perfect space for year-round living. The private elevator entries and foyers lead to thoughtfully designed and spacious living areas that include an island kitchen, a large dining area, and a great room that opens to a screened covered terrace. One of the two spacious guest suites includes a private sunset terrace. A total of three full baths are included in the Residence 02 and 05 plans. The Residence 03 and 04 plans include a generous 495 square feet of terrace space, as well as 2,767 square feet under air, a total of 3,262 square feet perfectly suited to Grandview’s island lifestyle. Private elevator lobbies and foyers flow into living areas with island kitchens, large dining areas, and great rooms opening to screened and covered terraces that accommodate outdoor conversation and dining areas. Two of the guest bedrooms in the four-bedroom three-and-a-half bath plans open to a spacious sunset terrace.

The Grandview residences will showcase luxurious finishes and appointments, including volume tray ceilings accented with crown molding in the foyer, kitchen and dining areas. The residences will feature kitchens with designer cabinetry and appliances, freestanding island breakfast bars, and walk-in pantries. The master suites will offer bedrooms with Gulf or bay views. The luxurious options and features available to purchasers are on display at London Bay’s Selection Studio that showcases the latest design trends in the building industry.
