Located at 4530 Bay Beach Lane on the southern tip of Estero Island, the Grandview at Bay Beach Sales Center provides visitors with a preview of the luxurious, amenity-rich lifestyle now available to homebuyers with a $100,000 developer incentive offered by London Bay Development Group on all new reservations.
The $100,000 incentive can be applied against the purchase price of any available residence at Grandview. Conveniently situated just seven miles north of Bonita Beach Road, the Sales Center’s coastal interior design style crafted by Jennifer Glass, president of Interior Design Associates (IDA) in Nashville, along with founding principal Bonnie Manson, senior vice president, principal Juan Borda, and their design team, reflects the features, finishes, and living experience offered at the final tower in the gated Waterside neighborhood at the Bay Beach condominium community.
The 11-story Grandview tower will feature 58 open-concept residences ranging from 2,400 to 2,900 square feet with three or four bedrooms, dens, three or three and a half bathrooms, and private elevator access. Each residence will also include covered outdoor terraces. All six of the residences on the top floor will be exclusive penthouses with 11-foot ceilings and a private two-car garage per unit. In addition to its fully-amenitized ambiance, Grandview will offer a pet-friendly living environment with no weight restrictions. Nearly 40% of the Grandview residences are now reserved, including 50% of the end residences that feature the 01 and 06 floor plans. Select purchase opportunities from the high $900s remain available.
Glass drew her Sales Center design inspiration from Grandview’s surroundings – the Gulf of Mexico, Estero Bay, and the mangrove-bordered coastline of the Waterside peninsula. The on-trend, yet highly comfortable design, features a palette of cerulean blue, citrine green, and turquoise accents set against backdrops and textures that mimic sand, stingrays, and weathered driftwood. Each area presents furnishings and finishes reminiscent of a personal home, including sleek furniture with clean lines and iconic shapes, wide format porcelain tile flooring resembling natural-honed travertine, and cove and art lighting.
“The outside is brought inside and acknowledges that you’re near the water,” said Glass. “The sophisticated coastal design and the openness of the space are very welcoming. You walk in the Center and there’s a richness conveyed in the finishes and furnishings. The Center actually offers a preview of the amenity levels that will be included at Grandview. The tower will have a two-story lobby that will have fun art pieces and an expansive club room with water views designed as the main gathering space for the community. The club room will have a bar, card tables and flexible seating areas oriented to the water. The Sales Center offers a taste of all that’s planned for the building.”
The Sales Center experience includes video presentations on 55 and 42-inch LED televisions, captivating murals, and interactive displays depicting the Grandview tower’s lifestyle, amenities, and residences. The space features an 11-foot long arching wall of tempered-glass panels etched with the Grandview logo, a presentation theater, sales offices, a display area, and a full-size kitchen. The presentation theater offers a modern-inspired sofa, egg lounge chairs, dark wood end tables, and a glass-topped cocktail table. A conference room featuring a frosted glass table and leather chairs provides a comfortable place for homebuyers to review the available color schemes and finish options for Grandview’s flowing, open-concept floor plans. The custom-designed reception desk offers a nod to contemporary design with porcelain slab and Plexiglas accents, and warm Sapele wood veneer panels. The Center also features bar stools with stingray-inspired upholstery, aqua-topped bar tables, and rich wood finishes and leathers.
“Grandview at Bay Beach is an exciting project for us,” said Mark Wilson, president and CEO of London Bay. “We have an incredible opportunity to create a truly special, one-of-a-kind lifestyle experience for buyers who want the level of customization, finish and luxury appointments of a Grandview residence, while also enjoying the freedom of condominium living. The Sales Center has been designed to provide a first glimpse of that lifestyle, as well as an exceptionally comfortable environment where homebuyers can learn everything they would like to know about Grandview in a relaxed and pressure free setting.”
Situated within the gated Waterside neighborhood at Bay Beach, Grandview will be the first condominium tower built on Estero Island since 2008 and the final tower in Waterside. The building’s architectural style by Bob Hall of Curts Gaines Hall Jones Architects depicts an elegantly clean and streamlined Island Contemporary design. Located two miles north of Lovers Key State Park that is known for its wildlife sightings, shelling and dog beach, Grandview is just minutes from the beaches, shopping, dining, and nightlife that have made Estero Island one of Southwest Florida’s most popular destinations.
Grandview will feature a comprehensive array of resort-inspired amenities that will encourage a vibrant social scene, as well as a connection to personal health, wellness, and the area’s natural environment. On-site amenities designed by IDA will complement the high-rise’s stunning Island Contemporary architecture and showcase the colors and textures of nature. Grandview residents will host guests in two luxuriously appointed suites that offer privacy for visitors and access to the building’s lounge areas and amenities. Residents will take advantage of the building’s fitness center that will feature state-of-the-art strength and cardio equipment, as well as motorized privacy shades. The adjacent yoga studio, complete with a mirror wall, barre, and cushioned flooring for impact absorption, will provide designated space for Zen-seeking residents. Men’s and women’s changing rooms have been elegantly envisioned with sleek stainless-steel fixtures and finishes, along with a shimmery wallcovering in a soft blue hue with a classic mix of cream and sliver mosaic for the mirror surround. IDA has finished an interior club room that will include more intimate gathering areas, as well as a bar and fireplace, with cerulean blue, citrine green and turquoise accents. The club room will offer several seating areas with contemporary styled furniture, glints of silver and dark undertones.
A floating staircase will curve from the first-floor lobby to Grandview’s second-floor amenities level, “The EL,” a reference to the tower’s brand tagline of “Elevated Waterfront Living.” A catering kitchen will be available to those enjoying the EL’s large lanai and outdoor bar, while a series of covered and open-air gathering spaces with built-in seating, green spaces, floral displays, grills, and fire pits designed by Innovations Design Group will encourage a connection with nature while maximizing outdoor views. Grandview residents will also have access to the activities and amenities offered within Waterside, including a resort-style swimming pool and spa, tennis courts, 1.2 miles of walking and jogging paths adjacent to an expansive private open space, a fishing pier, beach access, and to nearby marinas.
