With construction underway at Grandview, a trio of third-floor models will illustrate the possibilities within the floor plans offered in London Bay Development Group’s new high-rise in Waterside neighborhood at Bay Beach.
The models will illustrate the flexibility of Grandview’s well-designed floor plans and views that live up to the high-rise’s name, with panoramic views of the Gulf of Mexico and Estero Bay. Using high-level finishes and luxury appointments, interiors for the models created by Romanza Interior Design and Clive Daniel Homes will be distinctively different
In model #304, Romanza’s award-winning team of interior design professionals has planned a great room that will feature a long curving wall of sliding glass doors opening to a terrace, capturing a modern floating-in-the-sky design. A curated selection of clean-lined furniture will enhance the openness of the residence, with a palette of light ivory, camel and gray backgrounds accented with soft teals and dark wood tones.
The model will represent Grandview’s 03 and 04 floor plans, which offer 2,767 square feet under air, with 495 square feet of terrace space. In the four-bedroom, three-and-a-half-bath plans, two of the three guest bedrooms open to a terrace designed to enjoy sunset views.
Romanza will also design model #305 to illustrate the possibilities within Grandview’s 02 and 05 floor plans. With 2,414 square feet under air and 296 square feet of terrace space, the furnished model will illustrate an ideal pied-a-terre or year-round residence. Two spacious guest suites – including one with its own private terrace to enjoy the Southwest Florida sunset – and three full baths are included in the 02 and 05 plans.
“The Grandview floor plans provide the effortless way of living that we all love in Southwest Florida,” said Romanza Interior Designer Luann Powers Gliwski. “The layouts have great consistency because there is no break in the materials used. The relaxed, comfortable feeling conveyed by each of the plans is in perfect harmony with the welcoming aesthetic projected by the building’s exterior architecture and by the amenities that have been designed to encourage social interaction.”
Using a palette of grays and ivories punctuated by slate and marine blues throughout Grandview model #306, Clive Daniel Home’s design team has emphasized natural textures within living areas. Beautiful wood flooring will unify spaces and emphasize the open floor plan’s spacious great room, dining area and kitchen. A built-in linear fireplace and television on a subway-tile accented wall will offer textural interest, while the kitchen will feature a modern waterfall edge island and upscale cabinetry befitting of the elegance Grandview inspires.
Boasting 2,923 square feet under air and 363 square feet of terrace space, the model demonstrates Grandview’s 01 and 06 floor plans, which offer three bedrooms, a den, three-and-a-half-baths and a private elevator entry. Guests will appreciate their private bath and walk-in closet, along with one guest room offering its own sunset terrace.
“Grandview presents a winning combination of world-class views, a waterfront lifestyle and resort-style amenities,” said Sales Director Michael Veliz of London Bay Development Group. “Residents will feel like they are living in paradise.”
Showcasing views of its stunning coastal location, Grandview’s open-concept residences range from 2,400 to more than 2,900 square feet, and feature 9’1” ceilings, three or four bedrooms, a den and up to three-and-a-half bathrooms.
Each residence offers private elevator access and a dedicated covered space in the main garage. Six exclusive top-floor penthouses feature 11-foot ceilings and private two-car garages.
With immediate proximity to marinas just minutes from the Gulf of Mexico, Grandview offers residents the best of the internationally renowned Fort Myers Beach lifestyle: white sand beaches and outdoor kayaking and paddle boarding adventures by day, and moonlit beach walks, trendy cocktails and dining and music by night.
Grandview’s elevated waterfront living comes alive in “The EL,” its upscale, on-property amenities hub accessed by a floating staircase curving from the first-floor lobby. Ideal for mingling with new friends, a club room with bar and fireplace takes its cues from the natural surroundings with a design that weaves cerulean blues, turquoise and citrine green with glints of silver and dark undertones. A catering kitchen will be available to those enjoying the EL’s covered outdoor area. A trellis-covered fireplace with a built-in television, bar area, and grills will combine with casual seating to create an outdoor living space. A wide oval turf area will serve as the center for a trio of fire pits with comfortable seating. A pergola connecting the spaces showcases views to the Bay, surrounded by lush perimeter plantings.
Residents can also host visitors in Grandview’s two luxuriously appointed guest suites that offer privacy and access to the building’s lounge areas and amenities.
Beyond Grandview, residents will have access to Waterside amenities and everything one could ask for to enhance their island experiences, including a resort-style pool and spa, tennis courts, walking and jogging paths, a private open space, a fishing pier, and walkable beach access. Grandview offers a pet-friendly living environment with no weight restrictions.
